Who are we?

We are a group of Davis residents opposed to Proposition P, which would convert land that was designated for agriculture (a horse ranch) when Wildhorse was created. Now some folks want to change the original deal and add more housing. Why are we opposed:
We already have enough approved homes:
· According to City staff, there are already 2,000 housing units entitled and yet to be built in Davis or on University property.
· Including the University’s massive West Village project and City-approved housing, Davis will have grown almost 70 % since 1988 – hardly slow growth.
· Davis has already met its current state-mandated growth target. By law, the more housing we approve now, the more we will have to grow in the future.
The project is not affordable:
· 73 attached townhouses that will sell for an average of $450,000 at time of sale. Is this “affordable” for our teachers, police and firemen, and families with children?
· The City’s share of property taxes for this project is 11.8%, significantly below the citywide average of 17.5%. In the long run this project will cost the city money, especially if new infrastructure like water and sewage becomes necessary as Davis grows.
* 23 of the “affordable” low income apartments will be rented at near market rates, but a family of four making more than $58,000 cannot qualify anyway. The 17 very low income apartments require even lower incomes to qualify– $36,300 for a family of four.
NOT Really “Green”
· Sustainable developments are usually close to jobs, transportation, neighborhood shopping, or downtown.
· This project is located on Davis’ periphery, over three miles from downtown and UC Davis campus, with NO dedicated bus stop at Monarch Lane!
· Many greenhouse gases come from auto emissions, which the developer’s analysis ignored.
